It is my conclusion that while a portion of your 10-acre parcel is within `Flood Zone A' and potentially subject to periodic flooding,your residence structure is located outside the Flood Hazard Area. Please review the attached maps. The topographic map for this area shows the walkout floor level of your residence to be at approximate elevation 949' MSL. The floodplain elevation on your lot has not been formally established but based on a comparison of the FEMA map and the topographic map,would appear to be approximately 936-938'MSL,and would in any case be no higher than elevation 939-940',the height of the driveway serving your neighbor to the east. Past his driveway,the floodplain elevation will match that of Lake Minnetonka, 931.5' MSL Based on the above,the walkout floor level of your residence is at least 9'and probably 12-13'above the 100 year flood elevation. Your residence is clearly not in a Flood Hazard Area. The letter from your bank indicates a Letter of Map Amendment (LOMR) or Letter of Map Revision (LOMR) may be in order. This is not the case. The flood plain maps are not incorrect; rather,the bank's interpretation of them is based on inadequate information. Please contact me at 249-4600 if I can be of further assistance.
