It is my conclusion that while a portion of your 10-acre parcel is within <br /> `Flood Zone A' and potentially subject to periodic flooding,your residence structure is located outside the <br /> Flood Hazard Area. <br /> Please review the attached maps. The topographic map for this area shows the walkout floor level of your <br /> residence to be at approximate elevation 949' MSL. The floodplain elevation on your lot has not been <br /> formally established but based on a comparison of the FEMA map and the topographic map,would appear <br /> to be approximately 936-938'MSL,and would in any case be no higher than elevation 939-940',the height <br /> of the driveway serving your neighbor to the east. Past his driveway,the floodplain elevation will match that <br /> of Lake Minnetonka, 931.5' MSL <br /> Based on the above,the walkout floor level of your residence is at least 9'and probably 12-13'above the 100 <br /> year flood elevation. Your residence is clearly not in a Flood Hazard Area. <br /> The letter from your bank indicates a Letter of Map Amendment (LOMR) or Letter of Map Revision <br /> (LOMR) may be in order. This is not the case.
