We looked at the revised plans and if you lower the house resulting in a first floor elevation of 995.7' (and the basement is 985.3') you will need to demonstrate that existing grade is at or above the 989.7' contour(not currently shown on the survey)for at least 50%of the perimeter of the lowest floor—not including the unexcavated area under the garage. There is an unlabeled contour I highlighted on the attachment, please label. I do not believe that the current plan meets the number of stories requirement. As we discussed, the plans indicated a three story house as defined by Orono code. The plans must be revised in some way to meet this code in order for our building permit review to continue. Either the top floor must be revised to meet the definition of"half- story" or the home must be placed lower into existing grade so the lowest level meets the "basement" definition. Attached is a worksheet for Building Height calculations. Please call or email me if you need assistance.
