That part of the Northwest )uar ter of Section 31, Township 118, Range 23, Hennepin County,
Minnesota, described as commencing at the northwest corner of said Northwest Quarter'; thence
on an assumed bearing of South along the west line of said Northwest :quarter a distance of 29.3
feet; Thence South 48 degrees, 32 minutes and 74 seconds East a distance of 326.8 feet, thence
South 43 degrees, 22 minutes and 14 seconds East a distance of 495.9 feet; thence South 62 degrees,
00 minutes and 14 seconds East a distance of 576.34 feet to the point of beginning of the land to
be described; thence continuing South 62 degrees, 00 minutes and 74 seconds East a distance of
714.74 feet; thence southeasterly along a tangential curve concave to the southwest having a

Subject to and together with a 20 foot easement for driveway purposes, said easement being I
7 feet to the east and being 13 feet to the west of the east line of the above described
property, and said easement shall extend from right-of-way line of County Road No. 6 to a line
50 feet north of, measured at right angles to, and parallel with the south line of said above
described property and its easterly extension.
Subject to an easement for roadway purposes over the northerly 33 feet of the first, above
described property.
