This letter is in response to your request for a zoning compliance letter regarding the property at 2120
Wayzata Boulevard West in Orono. The above referenced property is located within Orono's B-1, retail
sales business district whereby according to City Zoning Code Section 78-644 a garage for the servicing
or repair of automobiles is a listed permitted conditional use. A conditional use permit was granted in
1977 for a garage use;the B-1 district (permitted, conditional and accessory uses) and the minutes
relating to the CUP for the service garage are attached for your reference.
There is also an existing residential home on the property which is considered a legal nonconforming
use. This use is allowed to continue based on the nonconforming status, however cannot be expanded.
Any future development of the property would be expected to comply with all of the existing zoning
standards.
