No. 101 Minnetonka, NIN 55345 Phone (612) 474 7964 Fax (612) 474 8267
SURVEY FOR: LAKE CO UNTR Y B UILDERS
SURVEYED: December1997 DRAFTED: December 22, 1997
LEGAL DESCRIPTION:
Lot 11, Block 1, PIRATES COVE, Hennepin County, Minnesota.
SCALE: 1 Inch = 20 Feet
LIMITATIONS & NOTES:
The scope of our services for this job is as follows:
1. Showing the length and direction of boundary lines of the legal description you furnished.
2. Showing the location of existing improvements we deemed important.
3. Setting new monuments or verifying old monuments to mark the corners of the property.
4. Showing and tabulating hard cover and area of the lot for your review and for the review of
such governmental agencies as may have jurisdiction over hard cover requirements..
5. While we show proposed improvements to your property, we are not as familiar with your
plans as you are nor are we as familiar with the requirements of governmental agencies as their
employees are. We suggest that you review the survey to confirm that the proposals are what
you intend and submit the survey to such governmental agencies as may have jurisdiction over
your project to gain their approvals if you can.
6. We note that there is some vagueness in the definition of top of bluff in Orono's ordinance.
On the one hand the ordinance specifies that the "top of bluff' means the higher point of a 50
foot segment with an average slope exceeding 18%, on the other hand, the ordinance specifies
that "an area with an average slope of less thaii 18% over a distance of 50 feet or more shall not
be considered part of the bluff'. These will give considerable different results and we have
shown the more restrictive interpretation on this survey, but check with the city to see how they
would resolve this vagueness.
STANDARD SYMBOLS & CONVENTIONS:
1
filled in; then denotes found iron monument.
se %. if -07) i500
i
LAI"
928.5 I \.
I11rNz'TO21 4
R 18,199"1 • s^' '
SµpRELI NE DE ✓'- 928.5
CONTOUR
ER , 929.4
OR®INARy wmi MIAT 929,4
F
♦1
n M
cfl
i
3 1 S W24 00" E
SURVEY LINE
t
x,953.1
0
tni
0
,r9 Si. 9
959.2NIGH VJATR
AGK FROM OROIt4i
75 rT.
960.7- --
® 957.2 —
w
F
N
BENCHMARK = CORNER OF x959.4 x 960.2
1=_l(1-,-r1NG 1RU1tLIMG 9
o x 965.6
o 0)
IJ
CERTIFICATION: Y p N SCIA ,,3.6 ER Tq►NING WA LL
I hereby certify that this survey was prepared by me or under m direct supervision and that I am
a Professional Engineer ani Professional Surveyor under the Laws of the State of Minnesota. z aN S IGA3 {,]I'1,A (13AOdddV : ' ,972.5 972.3
o rivi -. jam, >na0 (11N UddV M
H.
