The City has reviewed its files with regard to said property and the use thereof as a country club complies with such zoning classification, city ordinances and building and use restrictions, there being conditional use permits or other required land use applications approved for its use. Resolutions approving recent improvemnts have been filed against the Chain of Title of the property. The premises consist of six separate legal parcels within the City of Orono. Two of these parcels are outlots that were created in recent plats and were not reviewed for buildability nor for legal access. Some of the other parcels appear landlocked. If parcels are sold independently, a subdivision will be required providing either easement or private road (outlot) access to parcels. If all the parcels are sold to one individual owner, a subdivision will not be necessary. According to the City records, the property is not within a special flood hazard area as designated by the Federal Insurance Administration.
