LIMITATIONS:
The scope of our services for this job is as follows:
1. Showing the boundary lines of the legal description which you furnished.
2. Showing the location of existing improvements we deemed important.
3. Tabulating hard cover compared with total area to determine percentage of hard cover.
Here are some important matters that may affect your site but that are not wit -lin the scope of
our services per our current agreement, we can help you investigate some of these concerns
(we have marked them with an asterisk*) and some do not lie within our area of competence:
1. Is the above legal description your correct legal description and have important matters of
record, such as easements been communicated, in writing, to your surveyor, so that they can
be shown on this survey? A title insurance company= can issue a title policy and can fax us a
copy so that we are aware of these matters.
2. What rules and regulations do governmental agencies have that affect the property such as
required minimum setback distances from property line to buildings? If you vssit with the
planner for the city in which this property is located he may be able to tell you or to furnish
you with copies of the appropriate ordinances and let you know about other governmental
agencies that may have regulations that impact the property. If you tell us about such
regulations, in some instances they can be shown on the survey. Check on exactly what
constitutes hard cover on this property, all of the areas tabulated may not be hard cover under
the ordinances that govern and the way that government officials currently interpret the rules.
3 *. Poor soil conditions can have a great impact on the value of a property.
4*. Flooding and drainage problems can also impact the value of a property.
