Hello Christine,
I have tried calling the zoning department for the last week or so, but I cannot seem to get anyone on the line. I emailed
Mike Gaffron and he sent me to you for further questions. (See email below).
The site we are looking into regarding zoning info is 4100 Watertown Road. It is a large site that has a pole shed, a barn,
and a house with an addition. Based on rough estimates, it looks like the existing structures are well over the 5,200 SF
rule.These structures may have already been on the site before this rule was in place.We are looking to add a small
structure for dogs—just want to know if we can add anymore structures to the site.
Would you be able to look at this site with me over the phone and discuss the details?

The 15% limit only applies to lots less than 2.0 acres in area, regardless of their zoning district. A lot of 7.01-8.00 acres
would be allowed one accessory structure of up to 2,600 s.f.footprint and additional accessory structures(each of which
can be no more than 1,000 s.f.footprint)for a total of all accessory structure footprints not exceeding 5,200 s.f.

Hello Mike,
I have a question regarding building an accessory structure in the RR-1A district.
My understanding (from handout on Structural Coverage Massing Standards) is that we are allowed 15%of the site for
building coverage for a lot 10,000 SF or greater.On another handout from your website (Residential Accessory Buildings)
there is a chart referring to the relationship of individual accessory structures and maximum allowed for all accessory
buildings relating to acreage. Based on this information 7.01-8.00 acres are allowed a total of 5,200 SF for all accessory
structures.
Does the first rule apply to this site since it is in the Residential Rural district?
Would you or someone else in Zoning/Planning Department be able to help me? I have a couple other clarifying
questions, if you had time to call our office. I would greatly appreciate it.
