I have a couple more questions regarding accessory buildings: The building code says any accessory building must be built behind residence. This property in particular has the house on the far back of the lot. What actions need to be taken to build in front of the property? I was thinking in the wooded area before the front lawn, well hidden. A variance would be needed showing hardship of why the accessory structure couldn't be placed in a conforming location. If you apply for conditional use permit for home occupation, who gets notified besides the immediate neighbors and how long does the process take from application to completion? I guess I need to know more about what type of business you are thinking of running. I have researched your email address...Lawngevity. Lawn care businesses are considered "Contractor Shops" and are a prohibited use in Orono (refer to the Home Occupation information I provided earlier- (e) Prohibited Home Occupations #7). If your business is a permitted use, you can submit an application. Neighbors within 350' of the property are notified as well as a legal notice is published in the SunSailor. Home occupations public hearings are held at council meetings. Applications received will be heard three weeks after their submission. The code allows 6,000 sf of building for a 13 acre site, but must be built as 2 separate buildings. What action needs to be taken to build 1, 5,000 sf building? A variance would be needed showing hardship of why an accessory structure larger than the allowed 3,000 sq wouldn't be sufficient. It is generally staff opinion that there is no hardship for a larger building. Thanks so much for your help, I look forward to hearing from you on this matter. Have a great weekend.
