It would appear to create no new buildable lots, make one non-conforming lot conforming and offer access to the Luce Line trail for all 3 lots. We did have comments about the need to assure 300'for each lot on Watertown Road and limit access to 2 cuts onto Watertown, but overall the proposal looks good. It also appears to create a reasonably sized building envelope on the new lot—as long as septic needs are able to be met..... We can talk further about this but a preliminary plat application is your next step. Have a good weekend, Loren.
