I'm not sure if I sent this to you yet or not, but they are contained here below. They do not require further changes to your plans. We have also reviewed and approved the house plans for construction. At this point, all we're waiting on now for 1 approval of the permit is the signed escrow agreement from the Nyquist's, the MCWD erosion control permit, and payment of fees which can be done when you pick up the permit. The silt fence location should be revised to be immediately down gradient from all proposed grading. Protection fencing should be placed around the proposed and alternate septic sites to ensure they are not impacted during home construction. 3. A financial security of$2,500 from the Applicant is recommended for erosion control and engineering oversight. The financial security is intended to provide protection in the event that it becomes necessary for the City to install or maintain erosion and sediment control within the project area and covers the cost of vegetation re- establishment if the applicant is unable to follow through with the conditions of approval. 4. The applicant may be required to obtain Minnehaha Creek Watershed District(MCWD)approval and permitting for their Erosion Control rule. A copy of any approved permit or confirmation that no permit is required should be submitted prior to any land altering activities. Following are my comments for City consideration: 1. The silt fence location should be revised to be immediately down gradient from all proposed grading. The silt fence should be installed and inspected by the City prior to any land disturbing activities. The Contractor must provide a minimum 24 hour notice prior to inspection. 2. Protection fencing should be placed around the proposed and alternate septic sites to ensure they are not impacted during home construction. 3. A financial security of$2,500 from the Applicant is recommended for erosion control and engineering oversight. The financial security is intended to provide protection in the event that it becomes necessary for the City to install or maintain erosion and sediment control within the project area and covers the cost of vegetation re- establishment if the applicant is unable to follow through with the conditions of approval. 4. The applicant may be required to obtain Minnehaha Creek Watershed District(MCWD)approval and permitting for their Erosion Control rule. A copy of any approved permit or confirmation that no permit is required should be submitted prior to any land altering activities. The following items must be submitted or revised in order for your application to be considered complete and for the plan review to continue: 1. Certificate of Survey. Please provide two revised copies of an updated, full size certificate of survey/proposed site plan. The existing grading contour elevations do no match the approved & completed grading plans approved for the subdivision. This appears to have resulted in the structure being calculated with a defined building height too tall for approval. 2. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee conformance with City Code Chapter 79 relating to erosion control and storm water. The required escrow amount for this project is $2,500. The escrow agreement is enclosed. The property owner must sign the escrow agreement and submit a check for$2,500.
