Lot 3 is the existing house and Lot 4 comprises all of Lot 1, Block 1, Eckstrom Addition which was tested previous- ly by others and the results of that are enclosed. Lot 1, the North lot, had an average percolation rate of 12.1 minutes per inch on the primary site(holes 1-4) but because of a high possible water table at slightly over 3 feet a shallow trench system would be required along with the use of an interceptor draintile. The alternate site(holes 5-6) had an average rate of 20.0 minutes per inch with a possible water table at 3.0 -et re•uir'n• a mo .• - • - - - . - ' .. .ble to be lowered The South lot (2) had a percolation rate of 26.8 minutes per inch on the primary site and 32.0 minutes per inch on the alternate site, but because of fo-,( ` high possible water tables around 2 feet, mound systems would be needed in both cases. .• • noted that the higher areas on each lot were tested for the drainfield sites. Gronberg, P.E. b ADDITIONAL SITE EVALUATION INFORMATION ON THE PAUL PHILLIPS PROPERTY ORONO, MINNESOTA 6-14-85 0) On May 23-25, 1985 additional septic testing was done on the the existing house for an alternate drainfield site. This site was to the south of the house and yielded an average percolation rate of 34.0 minutes per inch. How- ever, because of the high water table, a shallow trench system with an inter- ceptor draintile ' nother alternate site was tested on Lot 1 to the north of the previous- ly tested sites and yielded results similar to the prior results. Percolation holes 7 & 8 were tested here and had an average percolation rate of 24.6 min- utes per inch but a high seasonal water table which would require the use of a mound system. Gaffron, Assistant Zoning Administrator DATE: May 10, 1985 SUBJECT: #913 Phillips - Subdivision - Septic Review Applicant is proposing three new lots in Orono, plus the existing house. Because there is some inconsistency in the numbering of the lots, I will refer to the lots as North, South, Existing, and East ( see proposed plat drawing) . As you are aware, a portion of this plat is within the City of Medina. Lot "North" has both proposed drainfield sites within Medina. The primary side will require shallow trenches and a curtain drain. The alternate site will need a mound system. The shape of the lot and the required setbacks will dictate that the house be placed downhill from these sites and a pump will be required. On paper, this lot looks marginal but approvable. Soils at the drainfield site are mapped as Lester clay loam; the rest of the lot is a transition to G - • •- ' t cl- ._ _ . . _ - - to. - - - Lot "South" has proposed drainfield sites at the highest point in a Leseur/Glencoe transitional soil, with seasonal water table 3 ' or shallower. Mound systems are proposed at the western edge of the lot hugging the road outlot. There is a high potential for disturbance of these sites during construction of the plat road, and then the potential for excessive runoff once the road is in. Also, the area tested is realistically only large enough to support one mound system, not two. An alternate site either further north or easterly would need to be shown, and this would affect the possible house locations . Aside from all the above, this lot is mapped as nearly all Glencoe soils with seasonal water table at 0 ' below the surface. IN MY OPINION, ON PAPER THIS IS A VERY POOR BUILDING SITE. Whoever tries to build on it will likely experience sev- - . - - • - - • ouse has an existing septic system located to the north. This system has not been inspected as of this writing, but my recollection is that it extends far north from the gazebo area and may extend past the proposed north boundary. I will try to confirm this as soon as possible. Also note that no alternate site has been tested for the existing house. This is necessary and should be required before the proposal proceeds much further. The "East" lot was tested in 1978 by Hickock and Associates. The reported data indicates that standard trench drainfields in the primary and alternate site will be acceptable. The only drawback on this lot is that the drainfield sites are centered near the logical area he house will be placed in, so careful review will be needed before ermits are issued.
