Our engineer has reviewed the survey dated 12/19/17 and has the following comments: 1. As depicted the driveway appears to encroach on the neighboring property. I recommend the applicant get an agreement from the encroached property owner or adjust the driveway prior to paving. 2. As depicted the drainage plans appears to direct surface runoff down the gravel driveway. The previous gravel driveway was susceptible to heavy erosion. The increased grade combined with the increased surface water directed to it are likely to cause erosion issues for the future homeowner. 3. Surface and hardcover runoff may not be directed toward the neighboring property. Please don't hesitate to contact us with any questions. You may proceed with framing. A copy of this email authorizing you to proceed should be kept on site with the inspection card. Per our telephone conversation,the fouFldation as-built survey shows the house was moved 13'to the west. The side yard setback for properties in the RR-113 zoning district is 30'. A recent code change permits properties within this district which are non-conforming in lot width to have smaller side yard setbacks. The side yard setback can be 10%of the non-conforming lot width, no less than 10'. The lot width is 152',which allows for a 15' setback. The new house location meets the side yard setback at 19'-6". Please submit an updated survey,showing the new house location and proposed grading. Don't hesitate to contact us if you have any questions. The house top of foundation is one foot above what was proposed on the Certificate of Survey and the garage foundation is about 0.5 foot lower.
