I was out of the office last week. The property addressed 3245 Watertown Road is located in the RR-1 B zoning district. The entire property is located within the protected tributary of Stubbs Bay Creek. Any proposed structures must be located 75' from the Ordinary High Water Level (OHWL) of the creek. Hardcover is also applicable on this property. Your surveyor must use our hardcover calculation sheet when preparing the calculations. A copy of the hardcover calculation sheet is attached. The setback of the structure is determined by its size. Attached is an information sheet on Residential Accessory Structures. According to our Wetland Map, an Unclassified Wetland appears to be on the property. Please contact the Minnehaha Creek Watershed District at 952-471-0590 and ask them to schedule a site visit to the property. They will determine if a wetland delineation will be required for the project being proposed. If you have any additional questions, please don't hesitate to contact me.
