We,the Smiths, at 2995 Watertown Road are currently undertaking a project to"%v
a shed to our property to store some of our yard tools, lawn tractor, etc. The shed O
will conform to a covenant on our property to a uniform feel with our house and is
being custom built to match the house and the playhouse located close to the
building site.
On Friday, our contractor took the designs into City of Orono to get the project
building permit started. He brought in the original survey that was made of the
house when it was built (2004 timeframe) and found that it was not current enough.
We could either have a new survey drawn or follow an exemption where we asked
you to sign off on the changes. In order to save a few dollars and some time we
thought that we would seek out your approval rather than have a new survey
drawn. In order to get this exemption,we will have to stake out the site and have it
reviewed during the permitting process, and we believe there is virtually no
likelihood of infringing upon the set back from the property line. We have included
some of the drawings of the design (there will be a few changes, outlined below). I
also included a map of the property with a white box denoting the location.
It would be great to get your approval by end of day Wednesday so that we can get
through the permitting process by the end of the week and get the project started.
Please sign this cover sheet and include your name and address (which should
suffice for the city). Feel free to drop it in our mailbox or swing by the house.

Modifications to Drawings:
- Extend the side roof overhangs to 14.5"
- Extend the front and back roof overhangs to 12"
- Decrease base height of building from 8' to 7' (there will be an additional 4'
of height above this to the top line of the roof)
- Add basic shovel closet on back apron behind shed

C. SURVEY REQUIREMENTS (continued)
16. Survey Requirement Exemption
A survey may not be required for detached accessory structures of less than 1000 square feet in total
floor area when all of the following conditions are met*:
a.) The area of the property exceeds the minimum lot width/lot area standards of the zoning
district.
b.) Owner/Applicant has staked the location of the proposed structure meeting the required
setbacks and the property corner pins are staked and visible and a plot map of the property
drawn to scale has been submitted.
c.) Owner/Applicant has obtained written jnon-objection of most-affected adjacent property
owner. er

*A survey will not be required for acce sory structures without foundation anfwith less than
120 square feet of projected roof area if b) and c) are met.
D. STORMWATER POLLUTION PREVENTION PLAN (SWPPP)
A Stormwater Pollution Prevention Plan is required if the project involves:
o Land disturbance greater than or equal to one acre or which will be part of a larger common plan
or development that will include land disturbing activities greater or equal to one acre; or
o Grading, excavation, fill, which is greater than or equal to 10 cubic yards (CY) within the shore
setback zone of any lake; or
o Grading, excavation, or fill which is greater than or equal to 25 CY.
Three copies of the SWPPP containing the following information must be submitted:
1. For an individual residential platted lot or any commercial/industrial property which disturbs less than
1 (one) acre and includes fill or excavation less than 100 cubic yards:
a. Identification of proposed contour grading on the site at vertical intervals of not more than two (2)
feet;
b. Drainage patterns clearly shown using arrows depicting direction of surface water flow;
c. A map showing the stages or limits of grading together with the existing or proposed finished
elevations;
d. Identification of proposed building bench elevations;
e. Submission of preliminary plans or program for water supply, sewage disposal, drainage and
flood control (if applicable);
f. Soil borings, if required by the city engineer;
g. Locations of any wetlands, lakes, streams, or other critical water resource areas;
h. Appropriate best management practices set forth by Chapter 79; and
i. Other information as required by the City based on specific project characteristics.
