along said South line 41. 88 feet; thence North 45 degrees 45 min-
utes West 425 . 7 feet to the centerline of County Road No. 45;
' thence North 67 degrees and 24 minutes East along said centerline
32. 63 feet; thence South 45 degrees 45 minutes East 443.68 feet to
the point of beginning; and over and across the real estate located
in Hennepin County, Minnesota, described as follows:
Beginning at a point on the North line of the Northwest Quarter
(1/4) of Section 3 , Township 117 , Range 23 a distance of 924. 16
feet West of the Northeast corner of said Northwest Quarter (1/4) ;
thence South 9- degrees 14 minutes West 201. 39 feet; thence South
5 degrees 59 minutes West 22 .68 feet; thence West 30 feet; thence
North 5 degrees and 59 minutes East 23. 24 .feet; thence North 9 de-
grees 14 minutes East 197. 37 feet to the North line of the North-
west Quarter (1/4) of said Section 3, Township 117, Range 23;
thence East 30.4 feet to the point of beginning; and over and ac-
ross the real estate located in Hennepin County, Minnesota, des-
cribed as follows:

thereof on file and of record in the office of the County Recorder
in and for said County and State, lying East of a line parallel to
and 247 . 55 feet East of the West line of said Lot 1 (measured per-
pendicular to said West line) , and lying South of a line parallel
to and 12 feet North of the South line of said Lot 1 (measured per-
pendicular to said South line) .
