Wm.Curr_y. Present were; D.S. Cleveland ,H.S.Rice.,W.Vi.Wolfe,R. C.Bagley,V1m.T.Mills and K. Turnham.Absent: R.L.Searles,D.J.Russe1l9 and H.M.Boldon. Howard C. Bergey was present requesting recommendations on a proposer. sou i��sion' of parts of Govt.Lot 1,aec.26.T.118,R.23 and Govt.Lot "1,Sec.35,T.118,R23,eansisting of three parcels of one acre each and two of less than an acre. A 60 ft.public access road was z0v 7,1 in the plans,together with a cul- de-sac with a -50 ft.radius. Since the groiwd is very uneven,4`Jm.Mills suggested that Mr. Berge submit a profile plat for the access road. A committee made up of Curry, Cleveland,Riee."Mil:ls & Turnham will examine the site at 9:15 AM.9Sat.,Iday 25th. D.H.Mickelson submitted a request for recommendations re a 33,000 8 ( parcel (#1210,Govt.Lot I.Plat #41309) a portion of the C.C.Martin Estate on Bohn °s Point. The request was primarily for remodeling of a structure,formerly a garage. Since another gtructure,a small cottage,exists on the parcel,the question of multiple dwelling was raised. The cottage is leasted by another party until October 1963. Methods of insuring that this cottage bd removed were discussed. A bond and a bill of sale to the Village at a nominal sum were mentioned. Bagley moved that the problem be submitted to the Village Attorney and,upon disposal of the cottage in a manner acceptable to h-i m, t_.e; Planning Commission would recommend remodeling tl-j.e gar- age. The motion was seconded by Cleveland and carried. Keith Howell requested belated approval of his subdii;-Ision of the I . . o arc. , T .11B,Ia. ?_3,I o rm asthe S . W. corner of the Bill Greenwood property. Mr. Howell's original request was directed to � the Village inspector some time ago and consisted merely of a re- quest for a building permit on a 12 acre pareel,which was granted. Subsequently the parcel was surveyed by Kelly and Kelly and sub - div0ded into eight lots,at :least three of which have now been sold. 140 Howell, was asked to subigit the plat ' of the survey and to complete a "Site Examination" born. The committee will examine the site Sat.,May 25th. The site examination committee will view it Sat. ,Tiay 25th at 10:30 AM. 0 L. gamer: The matter of non - conformance of -the C.L.Kfamer patio was brought up by Inspector Turi han and resulted in some dish cussion as to what constitutes a. "s -ructure" . The matter will be submitted -to the Village Council. Page 1 ME -Y Page 2 REWLAR MEETING90RONO PLANNING COYIIISSION,MAY 2091963 Sandy Beach Area: The committee which studied the Sandy Beach area report -ad their recommendationsgwhich were to leave the cement works in the area on a non - conforming basis9but re- zone the remaining area residential.The Commission approved the report,but considerable discussion of "non - conforming use" then came up9centering on the action to be taken when the 1967 dead - line comes up9and particularly vrith respect to Orono °s several xesortstall of which are non - conforming. A current problem is that of Mr. Stenberg° s Sandy Beach Resort.Because of ill health he desires to sell but cannot find a buyer because of this dead- line of non - conforming use in a residential zone. Another exam- ple mentioned was George Anderson's Stubbs Bay store where a strict adherence to the ordinance would deprive a man of his livelihood. Detachment from Oro o: D.J.Boll brought; up the matter of the deta`�c�ent of certain Orono properties to be annexed to Spring Park9on petition of said property owners. Wm.Mills brought out the fact that there were certain mutual advantages to be gained regarding the sewer program. The Commission dis- cussed the possibility of a contractural relation between the two villages on this matter. Cleveland moved9Nice seconding, that Spring Park be ap- proached with suggestions as to mutual general benefits of an exchange of properties. Motion passed. Meeting Adjourned at 10:15 PM. S. B. Belt,Seco
