In order to construct a new shed a building permit would be required, along with an updated survey including hardcover calculations. The survey would need to show the location of the new shed, at a minimum distance of 75' from the shoreline. I recommend coming in to discuss your shed with us before going forward with survey work. Please let me know what day and times works for you. The only structures allowed within the 75' setback are lockboxes or Water-oriented accessory structures (see code below) Sec. 78-1281. Water-oriented accessory structures. The only water-oriented accessory structure allowed to be located nearer the ordinary high water level than the normal structure setback as specified in this article shall be a lockbox no greater than 20 square feet in area and no higher than 48 inches in height. Such a structure requires a building permit from the city. Keep lawn furniture, life jackets, rakes, etc. in it. The shed was there before we moved there in April 1992. 1 would guess it is 25 years old or older. 1 Beginning to deteriorate a bit. Needs some attention. Would like to replace it(rather than piecemeal rebuild it)with a shed of comparable size (8 x 12). Saw a very nice one at the State Fair yesterday and that is what is prompting my note today. Do I need any sort of a permit from you or anyone else? If I do, how do I go about getting it? Don D.
