Hello Chris,
First of all I want to thank you for taking so much time to walk me through this process.Thank you!
Below is my interpretation of the conversation we had today regarding 1075 Tonkawa Road and the potential of
installing a pool and/or adding an additional garage stall.
The City of Orono has the 2008 purposed survey with the last revision "03/19/2008 HO LOC, GRDG, HC.
Pool Requirements
• Allowed hardcover is 25%of the gross area of the lot. Pool and patio are hardcover.
• Size of the pool basin and zoning district
• Pools cannot be in the 75 foot setback from the lake
• It can be forward of the average lakeshore setback as long as it is not elevated above 42 inches above the
existing grade
Garage stall addition

• Side yard setback is 10 feet
• Rear yard setback is 30 feet (Tonkawa side). Measured from the property line not necessarily the street
• This would be added to hardcover including any driveway changes and structural coverage
Information below is based off of the 2008 purposed survey the city has on file. Keep in mind that if any changes have
been made they are not on the 2008 version.This would include if any landscaping has been added that has plastic
underneath. Landscaping with plastic underneath would be taken A counted as hardcover.
Total lot area: 37,820 square feet
5673 of structural hardcover can be used on the 2008 survey
5,780 is total hardcover used on the 2008 survey(that includes the 3,905 structural - house 3505, Fporch 256, Rporch
144)
Determining the remaining hardcover that can be used based off of the 2008 survey:
37,820 total lot area sf x.25= 9,455
5780+ 1347+625 = 7,752 is the total square feet of hardcover used on the 2008 survey
9,455—7,752 = 1703 available hardcover—if no changes have been made since 2008.
Based off of the information above someone could potential install a pool and/or additional stall but would need to have
the property re-surveyed, hardcover recalculated, and take into account the setbacks.
