Martini Cc: Andrew Mack; Christine Mattson Subject: RE: F1070 Tonkawa Rd Permit 2014-01157 Melanie, I have completed review of the additional items for the 1070 Tonkawa Road Building Permit application package. Following are my comments for your consideration: 1. The 4" perforated draintile should be installed without a silt sock. Due to issues with the fabric clogging, silt sock can greatly reduce the effectiveness of the Trench Drain. 2. The heavy landscape fabric should be left open on the top, allowing direct contact between the landscape rock and clear limestone. This fabric is also susceptible to clogging and can greatly reduce the drain's effectiveness. 3. The MCWD permit has been approved, and a copy was submitted for the City's information. 4. The silt fence is to be installed and inspected prior to any land disturbing activities. If you have any questions or comments, please contact me to discuss. Thanks, Robert E. Bean, Jr, P.E. COLD WEATHER GUIDELINES: The following information is general guidelines for the placement of concrete in cold weather conditions. It is the contractor's responsibility to ensure proper means and methods are followed and that the final in place product is adequate. 1. The contractor is to work with the concrete supplier to obtain a mix design which accounts for the conditions expected. Use of extra cement, early-strength concrete, and accelerators are recommended at temperatures below 20 degrees F. 2. Concrete is to be delivered to the site in a timely manner. 3. Placement of concrete earlier in the day to take advantage of latent heat of sunlight is advised. 4. Do not add additional water. Using water-reducing admixtures is recommended when required. 5. Forms are to be free of snow and ice. Do not place concrete in contact with frozen ground ,snow,or ice. 6. Preheating of rebar is not required, however it is to be free of frost, snow, and ice. 7. Use of form blankets or other approved protection is highly recommended for the top of the wall at temperatures below 10 degrees F and for the whole wall when below zero degrees F. Martini; Brian Simmons Subject: 2014-01157 - 1070 Tonkawa Road Christine, I have completed review of the Building Permit application package for 1070 Tonkawa Road. Following are my comments for City consideration: 1. The silt fence should be installed and inspected by the City prior to any land disturbing activities. The Contractor must provide a minimum 24 hour notice prior to inspection. 2. A detail for the French Drain along the south property line should be submitted for review to confirm the proposed design will function adequately. 3. A financial security of$2,500 from the Applicant is recommended for erosion control and engineering oversight. The financial security is intended to provide protection in the event that it becomes necessary for the City to install or maintain erosion and sediment control within the project area and covers the cost of vegetation re- establishment if the applicant is unable to follow through with the conditions of approval. 4. The applicant may be required to obtain Minnehaha Creek Watershed District (MCWD) approval and permitting for their Erosion Control rule. A copy of any approved permit or confirmation that no permit is required should be submitted prior to any land altering activities. If you have any questions or comments, please contact me to discuss. Thanks, Robert E. Bean,Jr, P.E. LEED Green Assoc. Water Resources Engineer Bolton & Menk, Inc. Please provide a copy of the permit from the MCWD for the new home construction. Also, as a note, the survey attached to the building plans does not appear to match the most current version of the survey. The outdated survey will be redlined by the City to avoid confusion.
