Staff conducted a preliminary review based on the information provided and recdmmends the following items be submitted or revised in order for your application to be considered complete and for the plan review to continue: 1. Certificate of Survey. The City Engineer has reviewed the survey and made the following comments. Please provide clarification and/or a revised survey addressing the comments below. a. The survey dated 6-18-15 depicts more than the addition of an accessory structure. It includes a changed grading plan, new driveway location and access onto Tonkawa Road/County Road 135: i. Removal of the driveway will require access to the northern property (within the driveway /easement) to remove the old driveway. This may necessitate additional erosion control measures. Contact the Minnehaha Creek Watershed District directly for their permitting requirements. ii. Show erosion control measures for the proposed accessory structure. C� iii. Plan appears to raise the grade in the middle of the property by 4 ft. (952-948). Please provide us with the cut and fill calculation. Also provide us with how much soil will be brought onto the site. �v. Show the well location. 2. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required escrow amount for this project is $2,500. The City currently holds $2,500 in conjunction with the new house permit. An updated escrow agreement is enclosed combining the escrow for the new house with the demolition of the accessory structure and construction of an accessory structure. The property owner must sign the updated escrow agreement and return. No additional escrow money is needed at this time. 3. Separate City Permits Required for: Yavk-- a. Zoning Permit. Prior to the commencement of any exterior/landscaping improvements, i.e. patios, grading, sidewalks, retaining walls, etc., not currently shown on the survey and approved, requires a Zoning Permit (copy enclosed). b.
