Applicant's Signature: L Date: b CLQ Las`Updated05-04_2Opc / v11 (' Nu THE CARPENTERS' CONTRACTING, INC. 1055 COUNTY ROAD 19, MOUND, MN 55364 (952)-472-5715 FX (952)-472-2910 tcciwrontiernet.net SCOPE SUBMITTED TO: Ed&Mary Caldwell SITE ADDRESS: 746 Tonkawa Road Long Lake, MN 55356 JOB NAME: Lower Level Water Damage Repair DATE: May 20, 2009 REVISED: We propose to: Demolition: • Clean up the bottom cuts on all the drywall. • Pull all the remaining nails left from previous demolition work. • Remove the remainder of the paneling on the east and west wall of the living room and dispose of it. • Remove the remaining glass wool insulation that is exposed on the lower half the exterior walls opened up by Service Master and dispose of it. • Scrape remaining carpet pad off the floor. • Remove and dispose of the prehung door at the office/back hallway opening as the particle board jamb is deteriorated due to the water. • Remove and dispose of the drywall and insulation on the north wall of the laundry room. • Demo the floor for the addition of the new floor drain, and the laundry drain and the tie into the main waste line at the bathroom area, and dispose of the debris. • Remove the acoustical ceiling tile and staples or nails in the lower level living/dinette and dispose of it. Framing: • Supply and install 1 '/2"thick styrofoam insulation as per code, on the lower half of the exterior walls and on the upper half of the exterior laundry wall opened up by Service Master. • Cover these areas with poly vapor barrier as per code. • Sun Room Windows: Masonry opening (outside of brickmold): 8' 3 5/8"wide x 5' 17/8" high o Remove the interior and exterior storm windows and dispose of them. o Install the new windows in the existing opening.New window within a '/4" of existing window. o Supply and install a Marvin WCM 3660-3W wood triple casement window. 1 o Add a slight filler of primed cedar to the exterior of the window. o Foam the interior of the window and caulk the exterior of the window. • Egress window: Rough opening 2'8"x 4' 0 '/2" it has to meet egress standards. o Remove the interior paneling, furring, and existing window and dispose of them. o Cut the concrete block wall to accommodate the opening for the window. o Excavate the exterior of the opening for the window well and dispose of the fill. o Supply and install a window well of.60 treated 6x6 timbers. o Add a base of river rock to the interior of the window well for drainage and add a drain tile to daylight from the window well. o Supply and install a Marvin WCM 3648 wood casement egress window. o Caulk the exterior and foam the interior of the window. • Main floor bathroom window: o Remove and dispose of the existing bathroom window. o Install a Marvin CA" 4028 clad awning window with clad brickmold. This window has been upgraded to obscure glass for privacy. We will need to add a piece of wood to the bottom of the exterior to fill in a3/4" gap. The sides are within 1/4", so just caulk will be needed. o This window will not need to be tempered as the location is not adjacent to the tub area. o Foam the interior jambs and caulk the exterior. Drywall: • Supply and install '/2" drywall, on the lower half of all walls opened up by Service Master, and the upper half of the laundry wall, and full height on the center bearing wall and ceiling in the Dining Room and Living Room. • Tape, mud and sand the new drywall and blend in to the existing drywall. Millwork: • Supply and install new ranch pine casing on the laundry side of the laundry cased opening, and the doorway to the well room. • Supply and install new ranch pine casing on the back side of the hallway closet door. • Supply and install new flush birch door with ranch pine casing on the office side of the door from the rear hallway to the office. • Supply and install new ranch pine casing on the bathroom side of the bathroom door. • Supply and install outside corners on the opening at the bottom of the stairway. • Reinstall the crown molding on the center bearing wall of the Living Room, Dining Room wall. • Supply and install a chair rail trim piece to the juncture of the drywall and the v joint tongue and grove wood paneling on the exterior walls of the Living Room and Bedroom. • Supply and install ranch pine base to the walls in the Dining Room, Living Room, Bedroom, Bathroom, Office, Office Closet, Hallway Closet and Laundry Room. • Set existing bathroom vanity and top. 2 t • Replace the laminate sill at the quad window and the upper window in the living room and the quad window in the dinette area. • Add a stool and apron style primed ranch casing to the interior of the sun room window. • Add a primed finger joint extension jamb to the interior and install primed ranch stool and apron style trim to the interior of the window. • Add ranch pine casing to the interior of the main floor bath window. Electrical: • Replace the make-up light at the vanity. • Extend the well line and shorten the home run from the circuit panel, and reconnect the well switch. The existing GFI outlet on the knee wall will be used for the water softener. • Add 6 recessed cans to the ceiling of the living room with a dimmer. Plumbing: • Connect the existing vanity sink waste and water supply. • Disconnect the toilet prior to the framing and reset after the painting is completed. • Add new floor drain for the water softener, replace the floor drain at the laundry area. and tie into the main waste line from the bathroom area. Move the water and drain lines for the water softener, and the main feed as necessary.
