To follow-up on our telephone conversation,your property 670 Tonkawa Road is located in the 1_11-113 zoning district which requires 10 foot side yard setbacks and 30 feet setback from' the rear property line. The rear of this property is Tonkawa Road. The front(lake) setback will be based on the average lakeshore setback(click here to be linked to City Code Section 78-1279). As we discussed the average lakeshore setback line depicted on the survey dated 12-3-12 appears to be incorrect. Other items discussed: • Hardcover Information Packet • Structural Coverage • City Code Section 18-136 pertaining to Residential driveways, approaches and turnaround. As I mentioned I am currently updating the Variance Application Packet. Attached is a variance application,which has the 2013 Application Deadlines in it. We already have a survey done on our lot, however the existing house sits 5 feet from the property line on one side and I think maybe 10 feet on the other side. We know that no matter what we do, we are keeping the foundation of the existing home. We have no drawn out plans yet because we don't know if the city will allow us to do anything. We want the addition to stay the same as what the existing walls are so that we don't lose an additional 5 feet on each side, we already have a small lot and would hate to lose that space. Is this something we need to go to the city on to approve beforehand or is this as simple as getting our neighbors approval? We don't want to draw our plans up and go to the city numerous times, we would like to find out what we can do first and then draw up the plans. Please help!
