Please find enclosed our specifications, as well as the specifications of the insulator. The system proposed is a hot roof system with foam in place vapor retarder/insulation, blown-in fiberglass insulation, and various other details you will notice in the specifications. If you have any questions or concerns regarding this matter, please don't hesitate to contact me. Otherwise we will be proceeding with this portion of the project within the next week or so. The total square footage for these areas is approximately 5,500 square feet, and may vary depending slightly depending upon what is found once the roof and cavity is exposed. This work shall be performed in conjunction with Builders Insulation Company who shall be contracted directly with the owner for the insulation and vapor barrier work. 1) Remove the existing deteriorated plywood from the existing joist, clean up debris and haul away. Pull all nails at the joist locations. 2) Remove all existing batt insulation down to the ceiling, clean up all debris and haul away. 3) Install new 5/8" CDX plywood temporarily fastened to the existing rafters. The new wood decking shall be cut to fit the existing roof configuration and shall be reinstalled after the insulation work is completed. 4) Install as a temporary waterproofing measure one layer of 30# asphalt saturated felt underlayment over the roof areas. 5) As a temporary waterproofing measure, install a heavy duty tarp over the roof areas to be reworked. 2309 Snelling Avenue South Minneapolis, Minnesota 55404 612.722-7129 Fax 612-722-9754 Page 1 E-mail info®garlock-french-roofing.com MN License ;0001423 PROPOSAL - CUSTOMER COPY 6) As contracted separately with the owner, Builders Insulation shall inspect the existing vapor barrier and repair the polyethylene vapor barrier as necessary. 7) As contracted with the owner, Builders Insulation Company shall foam in place approximately 2" of two part polyurethane foam between the existing rafters ("R" value = 14.4). 8) As contracted with the owner, Builders Insulation Company shall install netting over the existing rafters to contain the new blown in insulation. 9) As contracted with the owner, Builders Insulation Company shall blow in fiberglass insulation into the remaining areas of the cavity ("R" value = 15). 10) As contracted with the owner, Builders Insulation Company shall box in and seal all lights, fans and other penetrations within the ceilings. 11) As contracted with the owner, Builders Insulation Company shall install the polyurethane foam insulation at all warm open attic areas along with blown in insulation. Notes: A) Items 6-11 shall be contracted directly with the owner and is not part of the price within Garlock-French's proposal. The anticipated cost from Builders Insulation is approximately $60,000 for this insulation and vapor barrier work and may vary slightly depending upon what is found when the insulation work is performed. B) Garlock-French shall be responsible for coordination efforts with Builders Insulation Company along with all roofing work to be performed. C) Garlock-French shall work with the city of Orono and the Buildings inspection department to obtain all necessary permits and approvals. 12) Reinstall the cut to size 5/8" CDX plywood at all areas receiving new insuatlion and vapor barrier work, securely fastened to the existing rafters. 13) Reroof four flat roof areas in the adjacent areas where the insulation work shall be performed. The flat roof areas shall also receive insulation and vapor barrier work as described previously. Install Carlisle mechanically fastened EPDM roof systems, along with all new copper flashings and scupper work at these areas. Total. . $Time and Materials The portion of roofing and decking work performed by Garlock-French Roofing shall be performed based our upon regular Time and Materials basis at an hourly rate varying between $45 and $55 p per hour, per man, depending upon which of our men are working on the job. We will bill in quarter hour increments. The time you are billed for will include loading and travel time. We would anticipate approximately $65,000 $75,000 would be involved in providing the demolition work, redecking work, as well as replacement of the flat roof areas and all copper sheet metal work. This price will include all coordination involved in Builders Insulation Company and Garlock-French Roofing as well. Note: After the roofing and decking have been removed, we will inspect the structural support of the building n additional repairs necessary. This additional work shall be (rafters, headers, etc.) and perform any a p ry performed based upon our regular Time and Materials basis at an hourly rate varying between $45 and $55 per hour, per man, depending upon which of our men are working on the fob. We will bill in quarter hour increments. The time you are billed for will include loading and travel time.
