Virginia,
Following up on our conversation yesterday regarding 425 Tonkawa Road. The property is located in the LR-
1 B zoning district, which requires a 1 acre lot minimum, 140' in frontage width per lot (10' side yard setbacks,
35' front and 30' rear setbacks apply along with the Shoreland regulations).
If the property were to be subdivided via a front lot/back lot division, the back lot (lakeside) would be the only
lot with dock/lake access. The City (and the LMCD) does not recognize easements granted which grant non-
riparian owners dock/lake access outside of the City's official subdivision process. Subdivision requirements
can be found in Chapter 82 of our municipal code. More specifically front lot/back lot subdivision requirements
are part of City Code Section 82-256.
Once a survey is complete which shows the property can meet all the subdivision area requirements, please
call me to set up a meeting to discussed the proposed plans or options with a City Planner.

The property addressed 425 Tonkawa Road is located in the LR-1 B zoning district which requires one acre in
area and 140' feet of frontage on either the lake or the road. There does not appear to be enough lakeshore
width to subdivide the property into two conforming lakeshore lots (regarding both area and lakeshore width).
Further, City code section 78-1370 dictates standards for creating front lot/back lot subdivisions. I further
believe that the property cannot be subdivided either by creating a front lot/back lot configuration because the
property does not abut a road or by a standard subdivision. The access for this property is via a driveway
existing in an easement over private property.

width).
