OPTIONAL DESIGN METHOD •
'At an option to completing the Exterior Envolope Average "U" Computation where
"U" values have to be calculated, the following method may be used.
NOTE: All of the following six items must be accomplished in order to
utilize this method.
�—;• 1 . Ceilings which meet one of the following criteria satisfy this requirement:
A. R-38 throughout the entire ceiling. Indicate on plan section drawing how
this will be accomplished. Complete appropriate diagram F, G, or H.
B.' If a portion of the ceiling is less than R-38, the insulation in the
remainder of the ceiling must be increased to yield an overall average
thermal resistance of not less than R-38.
C. Where the roof at the perimeter of the ceiling prevents installation of
insulation to full depth, the insulation in the remainder of the ceiling
must be increased to reduce the overall ceiling heat loss to no more
than if R-38 had been installed throughout the entire ceiling.
(Submit calculations if this method is used).
2. For the insulated cavity of opaque wall and rim joists, but not foundation
walls, a minimum R-20 is required. Complete diagrams B and C.
3. . For the insulated cavity of floors of heated spaces over unheated spaces,
a minimum of R-20 is required.
4. Maximum glass area may not exceed 12% of the area of exterior walls not
including foundation walls. All windows shall be double glazed or have
storm windows. Complete the following equation using data from the
first page:

Directions:
A. Existing Lot Area in Zone includes the total square footage of dry buildable land
within the specified zone .
B. Existing Hardcover in Zone - includes the square footage of existing roofs, decks, sidewalks,
driveways (gravel or paved) and other rain-impervious surfaces within the specified zone .
C. Existing Hardcover Percentage - divide the number in B by the number in A and multiply by 100 .
D. Proposed Hardcover in Zone - includes the existing hardcover plus all proposed additional
hardcover.
E. Proposed Hardcover Percentages - divide the number in D by the number in A and multiply by 100 .
F. Allowed Hardcover Percentages - if the percentages in column E for any setback zone exceed
the allowed percentages in column F, you should contact the Zoning Department at 473-7357
to discuss the possibilities of obtaining a variance . Generally, if a• concurrent removal
of existing hardcover matches the additional hardcover proposed, resulting in no net increase
of hardcover in a specified zone, a variance may not be necessary.
LAKESHORE REGULATIONS AND HARDCOVER 4.
SEC. 10.22. REGULATIONS FOR RLR-IAN,, "LR-lA-1", "LR-1B",
"LR-1C" AND "LR-1C-1" ONE FAMILY LAKESHORE RESIDENTIAL DISTRICT.
Within any "LR-lA", "LR-lA-1", "LR-1B", "LR-1C", or "LR-1C-1" One
Family Lakeshore Residential District the following regulations
shall apply: '
Subd. 1. Lakeshore Set Back Regulations. The set back
from the shoreline for lakeshore lots shall be at least 75 feet and
no building may be located closer to the shoreline than the average
distance from the shoreline of existing . residence buildings on
adjacent and nearby lots.
Subd. 2. Lakeshore Hard Cover Regulations. Within 75
feet of shoreline there shall be no excavating, filling , hard
cover, temporary or permanent structures. Within 75 to 250 feet of
the shoreline there shall be no greater than 25% hard cover.
Within 250 to 500 feet of the shoreline there shall be no greater
than 30% hard cover. Within 500 to 1,0.00 feet of the shoreline
there shall be no greater than 35% hard cover.
Subd. 3. Tree Removal Regulations. No trees within 75
feet of the shoreline with the, diameter of six (6) inches or more
shall be removed without first obtaining a permit from the Council.
