A letter dated September 21, 2009 was sent indicating the application as incomplete and outlined the information needed to continue with the process. Since we have not received any additional information to-date pertaining to this application we are voiding it and returning your plans. The permit cannot be issued at this time. Permit applications for new structures require submittal of an updated Certificate of Survey meeting the City's standards. Those survey standards are enclosed. The survey you submitted was conducted in 1983 and does not contain all of the information required to complete our review. The property is within the Shoreland and is subject to hardcover regulations. The existing and proposed hardcover calculations must be calculated by a Licensed Surveyor. Additionally, there is a Manage 3 classification wetland on the property requiring a 36.5' total setback from the edge of wetland (16.5' buffer and 20' setback from the buffer). Please refer to the enclosed "Construction near a Wetland" sheets for more information. In summary, a plan review fee of $16.25, a revised survey and hardcover calculation worksheets are required as well as compliance with the wetland requirements.
