As you recall, Mary Schommer, Bob Zach(her partner) and I met with you on August 25,2014, the time of a prior listing of this same property. We discussed the process of subdivision of this property and the estimated associated costs at that time. The Buyer of the property will be visiting the City inquiring about any unusual costs that would be associated with the City's process of subdividing the property into three parcels. This property apparently has two water and sewer stubs on the Northern Avenue side. There is also an easement running the length of the property's east boundary. In the interest of saving you some searching, I have included with this email a reduced size copy of the City's map of this easement and I will forward a copy of your email response to my inquiry about the hookups, Mike, addressing the costs of connecting the two proposed lots on Northern, I hope this is of some help to you. The setbacks are 30' front and rear and 10' on the side, except for the east side, which would be 20' due to the permanent easement. As discussed yesterday,there is a wetland on the property. The City is not aware of a wetland delineation being completed and/or approved for this property,therefore we are unable to comment on how many potential lots this property could be subdivided into. Attached is a copy of the sewer plan showing the other two sewer connection points near Northern Ave, circled in black. The record plan also shows the property boundary in green,the sewer line in orange and the permanent sewer easement in pink. It has not been determined how many sewer or water unit connection charges we assessed to this property when these utilities were installed.
