Scope of work
Re:Water intrusion repairs for partial stucco on the home per the CMT Inspection report
dated 4.14.15
General conditions
1. Submit for a building permit.
2. Protect existing landscaping as required for our work.
3. Provide certificate of insurance to owner.
4. Rough and final cleaning of site through-out project.
5. Dumpsters as required.
6. Trucking as required for pick-up and delivery of materials.
7. Temporary enclosures as required on interior work.
8. Scaffold and equipment rentals as required.
9. Onsite supervision as required.
10. Project management as required.
11. General and administrative as required.
Demolition
1. Remove stucco and 15#felt at the left side of the entry way at upper and lower
windows, under the tower window to the right of the front entry as indicated in red
on the report, This does not include the removal of the vines growing that I would
strongly suggest removing.
2. We have included a labor allowance to remove rotted or moldy sheathing
materials(up to 200 square feet).Additional work will be done at$60.00 per man
hour plus materials. This does not include framing.

Landscaping
1. Protect landscaping and flatwork as required during construction.
2. 1 have not included anything for removal or trimming of Shrubs and trees.
3. The vines should be removed as they hold moisture at the wall.
Rough carpentry
1. We have included an allowance for replacement of rotted sheathing materials.This
includes labor and materials/fasteners up to 200 square feet.Additional work will be
performed at$60.00 per hour plus material. Framing would be additional.
Insulation
1. Furnish and install up to 200 square feet of insulation as necessary.
Windows and Doors
1. Remove the 3 windows and inspect for damage. If they are found to be in acceptable
condition re-install per manufacturer's requirements. If the windows would not be pulled
there would be a$500.00 per windows deduction.
2. Install pan flashing system and window tape as now required by window manufacturer.
3. Insulate around the units with low expanding foam insulation.
4. Re-install salvaged casing around the units.
5. Putty nail holes and touch-up interior of the units that were re-set.
Stucco
1. Furnish and install new stucco system on the home where repairs were made up
to current codes. Due to time and sun it is not always possible to match the
stucco color and texture exactly. Homeowner to be there when finish in put on
for approval. This estimate does not include winter conditions.
2. This does not include any work with the vines that are currently growing on the
home.
3. Furnish and install kick out flashings to code.
Paint
1. Treat moldy framing materials with Remedex brand mold and mildew remover.
2. Treat same areas with Moldshield sealer. See website for information on this product,
www.moldshield.net.
3. Caulk all areas on the home as called out by the report including the utilities, trim boards,
windows, deck ledger boards and electrical unit.
Alternates
1. Pressure wash, paint the repaired areas from nearest corner to nearest corner
($2,850.00 allowance).This will not be possible in the area that the vines are growing.
We would have to blend our best if they are not removed.

Exclusions:
1) Please remove all items from inside wall of home where stucco is to be removed.
2) Please trim back all landscape plants.
3) Please remove blinds/drapes if windows are intended to be removed, reset,
and/or replaced.
4) Please have sprinkler system turned off during work hours.
5) Repairs and/or replacement of wallpaper, flooring and/or ceiling are not included
in interior repair allowance.
6) Windows and pan flashing existing windows, does not include new windows.
7) Any unforeseen or winter conditions.
8) No overtime or weekend work.
9) Additional subcontractor work provided will be billed at cost plus fifteen percent
(15%) Contractor overhead and profit(can include but not limited to: masonry
work, gutters, electricians, plumbers, security system, roofing, flooring,
landscaping, cleaning services, specialty painters and garage doors)
