Re: Landscaping Do's and Don'ts for Mound Systems, Quick Reminder
Do plant and maintain a full cover of grass and keep mowed to a normal height, this grass cover aids
in the evaporation of large amounts of effluent(the fiquid left after the "other' stuff has been removed)
in the summer time and ailows the mound system to help breakdown nitrogen in the effluent,
Do water the grass over the mound in extreme dry conditions, sparingly.
Do avoid unnecessary foot traffic over the mound, mow it and stay off of it. This is especially true in the
winter time. Even human foot traffic can cause frost to penetrate the mound resulting in patential
freezing problems.
Do inspect your mound system annuatly for winter kill, (reseed if necessary) animal damage,
(burrowing)or signs of potential faiture.
Do not plant trees or shrubs on the mound system, smaller trees a�d shrubs may be plantetl at the
edges. Remember,that sunshine is the key to a healthy mound system.

Septic system site evaluations for this 17-lot subdivision
ha�een submitted. Additionally, a topographical survey of the
property containing a plot of the drainfield sites has been
submitted

I�make the following comments regarding each proposed lot:
Lot 1, Block 1. Primary and alternate sites have been
located. Both t�ke sites require a mound system due to high
seasonal water tables. Slopes range from 2$-6�. These two
sites are about 50 ' from a proposed detention basin, but
should not affect nor be affected by that basin. The sites
should be totally fenced off with snow fencing before any
road or detention basin construction takes place in the
subdivision.
Lot 2, Block l. Primary and alternate sites have been
located, and both sites have soil and water table conditions
to allow for a trench drainfield system. With the proposed
house site at the south end of the lot, there should be no
problem preserving these sites. Again, the drainfield area
should be fenced off to keep all traffic away during road
and detention basin construction.
Lot 3 , Block l. Again, primary and alternate drainfield
� sites are suitable for trench systems. The two sites are at
the rear of the lot. With the most likely house site near
the front of the lot , these sites appear to be very
suitable.
Lot 4, Block 1. Primary and alternate drainfieid sites are
located on the knob at the southwest corner of the property. -
Both sites require mound systems. With the house site
suited for a walk-out to the northeast, a driveway would
likely be centered on the lot east of the drainfield sites.
Slopes are in the range of 3$, and not accurately ref lected
by the topographic map. It is critical to totally enclose
these sites with snow fence prior to any road construction
work, since the sites are very close to the road. Also,
road grades and cuts should be reviewed to verify that the
roadwork will not cut into site #2.

Lot 5, Block 1. Primary and alternate drainfield sites are
located to the rear of the property on slopes of 0-2$. Both
sites require a mound system. With the probable house '�

very suitable. �

Lot 6, Block 1. The drainfield sites are near the rear
property line, and not likely to be affected by construction
traffic. These sites are located about 70' back from the
travelled portion of Luce Line Trail, and should have no
affect nor be affected by the trail. Slopes are virtual ly
flat. Again, the likely house location would be in the
center of the lot. Depending on final house location,
additional sites might be located on this property.
Lot 1, Block 2. Primary and alternate drainfield sites have
been located at the north end of the lot, adjacent to the
proposed road connection to Leaf Street. These sites both
require mound systems, and this is perhaps the most critical
lot of this subdivision since drainfield sites are uphill
from the proposed house location and surrounded on two sides
by proposed road construction. These sites must be
surrounded by snow fence to avoid any construction traffic.
The building envelope is large enough that a house can be
constructed leaving approximately 50-60' or more setback
from the drainfield sites. I would further recommend that
no driveways or other grading be constructed within 30' of
the toe of the mound sites. Again, the contour lines shown
on the topographic survey do not quite jive with elevations
found in the field.
Lot 2, Block 2. Primary and alternate drainfield sites are
located at the southeast corner of the property near Fox
Street. The house site would be located north of the pond
area. The two drainfield sites tested must be preserved,
' since they are the only two available sites on the property,
both requiring mounds. From a technical standpoint,
location of drainfield systems as much as 300-350' away from
the house should not cause any problems.
Lot 3, Block 2. Both primary and alternate drainfield sites
were located on the property. The primary site would be .
suitable for a trench-type system. The alternate site would
require a mound. Both sites are located in the wooded area
of the lot.
Lot 4, Block 2. Both primary and alternate drainfield sites
have been located. Those sites are generally parallel
with the proposed road and near the north lot line. These
sites definitely need to be snow fenced totally in order to
preserve them during road construction.

Lot 5, Block 2. Primary and alternate sites are located
about a third of the way back into the lot off the road,
just above the woods. While additional sites probably could
be located in the woods, the sites leave a relatively small
building envelope near the road. Again, the sites need to
be snow fenced to keep construction traffic off of them.
Both sites require mounds.
Lot 6, Block 2. Primary and alternate sites, both being
mound systems, are located near the north end of the
property near the road. Again, topographic contours vary
slightly from those shown on the survey. Slopes range from
3-6$. These sites force the house location to be more
central ly located on the property. The sites need to be
snow fenced to avoid traffic during road construction.
Lot 7, Block 2. Both primary and alternate drainfield sites
are located near the north end of this lot. Both sites
require mound systems. The sites allow for great
flexibility in house location.
Lot 1, Block 3. Primary and alternate drainfield sites,
both being mound systems, have been located on the property.
House location would be relatively near the cul-de-sac. The
primary site somewhat limits the potential house locations.
Lot 2, Block 3. Primary and alternate drainfield sites,
both being mounds, are located near the westerly corner of
this property. These sites definitely need to be fenced off
'during road construction, since they are in a prime "short-
cut". area.
Lot 3, Block 3. Both primary and alternate sites are
located at the extreme east end of the property, leaving
great f lexibility in house placement. These sites are not
likely to be disturbed during construction of roadways. _
Lot 4, Block 3. The two drainfield sites are centrally
located on the property, having some significant effect on
house placement. The site evaluator anticipated the
existing house would be removed, with a newer house placed
to the northeast corner of the lot. House placement will
have to take into account the drainfield sites. Both sites
require a mound.

General Cc�ments -
Each proposed lot appears to have suitable primary and
alternate drainfield sites. On some lots, the primary and
alternate sites shown are the onl possible sites available. On
other lots, it is likely that additional testing could find a
number of potential sites, allowing additional flexibility in
house placement.
In each case, drainfield sites have been designed to meet
the minimum 20' setback from property Iines, and 75' setbacks
from designated wetlands. �
On the majority of lots, extreme cantion must be taken
during construction of improvements to the property. Road
construction will take place within 50' of tested drainfield
sites on at least 6 of 17 lots, and on 2 lots the sites are
relatively near the area proposed to be graded to provide a
detention basin. I would recommend that each lot have drainfield
sites protected by snow fence totally surrounding the drainfield
sites at a distance 20' from the boundaries of each drainfield
system. Additionally, when road construction plans are
submitted, I would like to review them to determine where road
cut would have a potential impact on drainfield sites.
Swomary -
Out of 34 drainfield sites tested, 29 require mound systems
and 5 would allow a trench-type system. Each lot has primary and
alternate sites designated. It would not be surprising if as
many as 20$ of the sites ultimately will have to be re-tested due
to the buyer's preference for house sites near or conflicting
with drainfields. Some lots are extremely limited for potential
drainfield sites, others provide a degree of f Iexibility in house
placement.
Given the above facts, concerns, and constraints, I would �
recommend approval of the subdivision as proposed. Accompanying
this memo is a topographic survey of the preliminary plat showing
potential house locations and locations of both primary and
alternate drainfield sites.
