Dear Melanie:
We have reviewed the as-built plans for the home constructed at 2105 Sugarwood Drive. The
plans were received 4-29-11. We have the following comments with regards to engineering
matters:
. The goal of the original approved grading plan was to control the location of and limit the
amount of storm water runoff to the neighboring property.
o A drainage easement should have been obtained from the 2107 Sugarwood
Drive property accommodating a new and increased runoff point from 2105
Sugarwood Drive. The as-built grading plan shows drainage crossing the lot line
outside of this easement. Grading should be revised to direct drainage into the
2107 Sugarwood Drive drainage easement. The city should also verify that this
easement has been obtained and recorded.
o The approved grading plan shows the front of the house, stoop area, walk, and
driveway draining to Sugarwood Drive. The as-built shows this area draining to
2107 Sugarwood Drive. The grading and drainage patterns must be revised and
match the approved grading plan in this area. It appears that grading a swale
east of the driveway could accomplish this task.

We have reviewed the as-built plans for the home constructed at 2105 Sugarwood Drive. The
plans are dated 1-3-11. We have the following comments with regards to engineering matters:
• The goal of the original approved grading plan was to control the location of and lirriit the
amount of storm water runoff to the neighboring properly.
o A drainage easement should have been obtained from the 2107 Sugarwood
Drive property accommodating a new and increased runoff point from 2105
Sugarwood Drive. The as-built grading plan shows drainage crossing the lot line
outside of this easement. Grading should be revised to direct drainage into the
2107 Sugarwood Drive drainage easement. The city should also verify that this
easement has been obtained and recorded.
o The approved gradmg plan shows the front of the house, stoop area,walk, and
driveway draining to Sugarwood Drive. The as-built shows this area draining to
2107 Sugarwood Drive. The grading and drainage patterns must be revised and
match the approved grading plan in this area.
• The plan must show all of the site's retaining walls. Engineered design and details
should be submitted for all retaining walls over four in height, and for all tiered walls with
a separation of less than two times the wall height.
• If any drain pipes,drainage structures, or drain tiles were installed with this project,they
should be shown on the as-built plans.
• Based on an October 2010 site visit, the as-built plan contours shown in the backyard
likely dces not reflect the grading on site. A site and grading plan showing all as-built
grading must be resubmitted.
