A requirement for closing out the permit and refunding the $2,500 currently held in escrow is submittal of an as-built survey and hardcover calculations. In order to being the process for the release of the escrow funds, please submit an as-built survey and hardcover calculations which reflects all improvements to the property. Attached is a copy of our survey requirements, hardcover information packet and calculations sheets. Please note, the snow must be melted enough for the surveyor to accurately document existing topography. This should be shown as individual steps if this was the intent • There is a line around the pool which I would think represents the patio area surrounding the pool, but the proposed sidewalk is shown to go through this area. • All the proposed walls are shown to be under 4' in height. If the walls are changed and exceed 4' or if a tiered wall is not separated by 2x the greater height, engineering plans and specifications would be required. Your application is incomplete. The following items must be submitted or revised in order for your application to be considered complete and for the plan review to continue: 1. Certificate of Survey. Please provide 2 copies of an updated, full size certificate of survey which meets all of the City's survey standards (enclosed) indicating the location of the proposed pool (and an,y proposed grading) as well as all existing buildings, structures, landscaping and retaining walls. 2. Lot Coverage. According to the Declaration of Covenants, Conditions, Restrictions and Easements for Sugar Woods, please provide the existing and proposed lot coverage calculation. A copy of the declaration is attached. 3. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater.The required escrow amount for this project is$2,500. The escrow agreement is enclosed. The property owner must sign the escrow agreement and submit a check for$2,500. The above information is required in order for the plan review to continue.
