Planninq Commission Reca�mended:
That your request f or a second curb cut be denied finding that a
single access, if relocated, could serve the property.
Options of Action Available to Applicant:
1. Proceed to Council meeting of June 10, 1991 to appeal the Planning
Commission action; or
2. Schedule your request before the Planning Commission's meeting of
June 17, 1991 for the purpose of reviewing an amended site plan
locating a single curb cut further west on your property. Amended
site plan should include the realigned drive and turnaround area to
include portions of driveway to be removed.
Please contact Jeanne Mabusth (473-7357) if you wish to be scheduled
before the Council at their meeting of June 10, 1991 by Friday, May 31,
1991. Upon notification, staff will place your appeals request on the
Council agenda.

COIINCIL ACTION - MOTION:
To approve the encroachment of a turnaround of approximately 383 s.f.
of hardcover within the front/street setback area. This approval was based
on the following hardships and findings:
l. There will be no loss of trees as a result of this improvement.
2. There will be a 1$ overall reduction of hardcover within the
property.
3. The turnaround as originally proposed was placed within the front
yard adjacent to the existing residence and has proven to be
aesthetically unacceptable and poor site planning.
4. Although the property is one of the larger lots within the
subdivision, in excess of 1 acre in area, the building pad area has
been limited to 13,760 s.f.
5. The unusual shape of the building pad defined by the required
setbacks and the sloping topography has required that the house be
placed at its present location.
Staff has amended the original hardcover fact sheet for the property
located at 2008 Sugarwood Drive and all appropriate staff people have been
notified of the amendment.

The adoption of a review procedure for non-conforming lots within the
Sugar Woods PRD will be reviewed and acted on by the City Council at their
December 10, 1990 meeting. Copies of the resolution will be sent to you
prior to that meeting. In addition, staff will include the abreviated
review discussed conceptually before the Council as an option for Council's
consideration and action.
