In order to evaluate the Commitment, I need to see the Declarations to which reference is made in Schedule B-2, paragraphs 8 and 9 . Those Declarations were apparently recorded as Document No. ' s 2300720 and 2038794 . Please get those to me as soon as possible, as they may raise additional issues. Box 66 Orono, MN 55323 Phone: (612) 473-7357 F�: (612) 473-0510 MEMORANDUM DATE: October 20, 1998 TO: Whom it May Concern FROM: Liz Van Zomeren, City Planner/Zoning Administrator SUBJECT: #2004 Sugarwoods Drive I have reviewed the street address file for the property located at 2004 Sugarwoods Drive. The City's record indicates the following: 1. The lot area is 53,421.89 sq. ft. or 1.226 acres, which meets the minimum lot area requirements. 2. The setback requirements for this subdivision are 50' front and rear setbacks with 40' side yard setbacks. The existing residence conforms to the setback requirements. 3. The building envelope established by the required setbacks is 19,483.23 sq. ft. 4. The allowed hardcover as regulated by covenant is 80%. The amount of allowed hardcover is 15,586.6 sq. ft. The existing plan on file with the City indicates that the current amount of hardcover is 10,125 sq. ft. or 50%. 5. The allowed structural lot coverage per Section 10.03, Subd. 14, C. is 15% of the total lot area (53,421.89 sq. ft.) is 8,013.2 sq. ft. According to the file, the existing structural lot coverage avvith the house and garage is 5,674 sq. ft. which represents is 13%. This allows for approximately 2339.2 sq. ft. additional structural coverage. The supplemental handout that discusses lot coverage is confusing because it gives a number of 6,534 sq. ft. for a zoning lot that is 1 acre in size. This is not to be interpreted as the maximum limit for lot coverage on lots that are larger in size. If you have any questions about my review, please contact me at 473-7357.
