Dear Brian:
As per your request, the following information outlines the requirements for a front lot/back lot
subdivision of 440 Stubbs Bay Road, located within the RR-1 B zoning district.
As I mentioned ihis morning, the property in question can potentially be divided into two lots
through a front lot/back lot subdivision, if all of the minimum requirements are met. A 30' wide
access outlot is required to serve the back lot as part of platting this type of subdivision. The
property is limited to no more than two lots due to the width of the property at Stubbs Bay Road,
the area of dry land available, and the number of lots that are permitted to be served by an access
outlot.
The following are the minimum requirements necessary to create a front lot/back lot subdivision
and to build structures on the above-referenced property:

The property currently has a noncompliant septic system. For a new subdivision, each lot would
be required to have a compliant primary septic system and a compliant alternate drainfield site.
From the information we have on file,there appears to be significant wetlands located on this
property. To create a front lot/back lot subdivision, there would have to be a minimum of 4 acres
of dry contiguous land plus additional acreage for the outlot which does not count toward either
lot's area requirement; and the back lot must have a total of 3.0 acres. I have attached an aerial
photo of the property, for your information.
If you wish to make a submittal to the City to subdivide this property, an application for a
preliminary plat is required first for review and approval by the Planning Commission and City
Council. Application for final plat, to be heard at the City Council, is required following
preliminary plat approval. All applications have associated fees. Subdivision applications are
also subject to park dedication and storm water management fees.
