This property(PID#3211823310001) has a total of 4.66 acres. Can you tell me if(based on the size of the lot and aerial map)the property could have an outbuilding on it? At this time, I don't have enough information available to determine if an outbuilding (Residential Accessory Building) could be on this property. Septic locations and/or wetlands may impact your ability to construction additional buildings. If so, are there any size restrictions to the building? Lots between 4.51 to 5.00 acres in size are allowed one accessory structure of 2,000 square feet (maximum), but no more than 4,000 square feet total of accessory buildings on the property. See attached information sheet on Residential Accessory Buildings. Can the buyer have a conditional use permit to run business out of the outbuilding? No. See attached information sheet on Home Occupations. Any setbacks to consider? � t •. The property addressed 385 Stubbs Bay Road North is located in the RR-1A zoning district. Setbacks for residential accessory buildings are based on the size of the structure and the zoning district. See attached information sheet on Residential Accessory Buildings. The aerial map makes you believe that there is some wetland/low land with the property. Any setbacks from this area? According to our wetland map, there is a Manage 1 wetland on the property. A wetland delineation must be conducted and approved by the Minnehaha Creek Watershed District (MCWD) to determine the edge of the wetland. From the edge of the wetland a 25' buffer is required plus a 20' structure setback, for a total of 45' from the wetland edge. Any other issues with this type of request we should be aware of? The septic system is not in compliance. The City has a point of sale ordinance, click here to be directed to City Code Section 58-77.
