**NOTE CHANGE** Before scheduling an exterior insulation and/or drain tile inspection,a
foundation as-built survey must be submitted and approved by the City or a Stop Work order
will be issued.
Schedule a minimum of one hour for the framing inspection.
The proposed plan was annotated by the City's Engineer to indicate perimeter erosion control
measures. Erosion control measures must be installed by the Contractor and inspected by the
City prior to any land disturbing activities. The contractor must provide a minimum of a 24
hour notice prior to inspection.
Erosion control measures shall be maintained throughout the entire project and must remain
until vegetation has been established.
The project results in 14.919'a structural coverage.An as-built survey shall be submitted to
confirm conformance with structural coverage(159'0)and hardcover(25�0) limitations.
No underground sewer within 20 feet of well. '�
Prior to the issuance of a Certificate of Occupancy an as-built survey and hardcover
calculations must be submitted and approved.
Advisory Comments
Any changes to the exterior/landscaping improvements, i.e. patios,grading, sidewalks,
retaining walls,etc. not currently shown on the approved survey will require a separate Zoning
Permit application and landscape plan to be submitted and approved prior to the work
commencing.
Any retaining walls that are over 4-feet in height or tiered walls not separated by twice of the
height of the lower wall require engineered plans and a building permit to be submitted and

I've reviewed the subject grading plan an stamped it approved with revision.
1. The Certificate of Survey was revised to indicate perimeter erosion control measures (silt fence, bio logs,etc.)

I've reviewed the subject Grading plan for the addition and stamped it approved.
- As depicted the retaining walls are okay, however should the retained walls become taller or closer together
then and engineered design would be required. Walls greater than 4' in height must be designed by a licensed
professional, and plans must be submitted to the City for review prior to the approval of the permit. Tiered
walls are considered one wall unless they are separated by at least twice the height of the lower wall

Christine,
We've reviewed your letter and are processing it through the architect and surveyor. We'll revise plans to omit
a deck that is in disrepair and gain that needed 51.7 square feet. The February agenda on structural coverage
is up for review to be permanently eliminated so we'll wait to repair/replace that deck after council members
vote on that. The existing deck can be rebuilt much smaller as just a grill porch and allow everything to work
out if the proposal is voted down.
Lastly, a favor. Please omit John Ryan from all future email communications. This is his wish. He has hired a
liaison representative to handle communications namely, Steve Ansay. Mr. Ryan and his wife are traveling
abroad and do not wish to be burdened by any of our project related discussions.
I'll hand deliver multiple copies of the refreshed documents as soon as possible.

On December 28, 2016 the City received a building permit application for an addition and on January 16, 2017 an
updated survey was received. Staff conducted a preliminary review based on the information provided and
recommends the following items be submitted or revised in order for your application to be considered complete
and for the plan review to continue:
1. Certificate of Survey. Upon reviewing the survey dated 1-16-2017 we have the following comments:
a. There is a lot going on, on the survey. Please have the surveyor submit an existing survey,
identifying hardcover which corresponds to the Key to Survey on the City's hardcover calculation
worksheet.
b. Please have a proposed survey submitted identifying hardcover using the Key to Survey from the
City's hardcover calculation worksheet.

2. Structural Coverage. Lots under 2 acres in size are allowed up to 15% of the gross area of the lot to be
covered in structure. Based on the information provided, the proposed structural coverage is at 15.28%
or 2,823 square feet. Please note the steps from the existing second story deck are considered structural
coverage. Please provide clarification on the square footage of the steps and if they are being accounted
for on the City's hardcover calculation worksheet. Please make adjustments to the plans and survey to
meet the 15%structural coverage or 2,769 square feet and submit updated information for our review.
3. Landscape Plan. Other than the proposed patios, steps, etc. shown on the survey will there be any other
changes to the landscaping? If so, the City requires a landscape plan be submitted showing all the
proposed exterior/landscaping improvements, i.e. patios, grading, sidewalks, retaining walls, etc. The
plan should include the name of the individual performing the work. Any proposed patios, grading,
sidewalks, retaining walls shown on the landscape plan should also be reflected on the survey.
