The addition would be first floor space to be used as an exercise room. The room would be inaccessible from the mother in law apartment above. The garage is within the bluff set back area but the steep portion of the bank is 20-25 feet distant from the proposed addition. The builder indicates that all roof drainage can be diverted away from the bluff. I've attached an exhibit showing the garage, the area of the proposed addition, and the approximate location of the bluff setback line. There are no other accessory buildings on the 6+ acre site unless you count a shelter for pool equipment near the pool. I would like to schedule a pre-application meeting.
