We reviewed your survey prepared by Gronberg that you attached,the Hennepin County Property Map and the attached Quit Claim Deed that you reference regarding the road realignment. I understand how you would think that part of the land was taken by Hennepin County for road purposes (per the attached quit claim deed); but you will see on page two it grants an easement. Our attorneys spoke with the Hennepin County Deputy Examiner of Titles, Matthew Foli, and forwarded all the documents to him for review. I'm working on a variance for the property at 4380 Sixth Avenue N and am questioning the property boundaries shown by the surveyor. There was a taking by Hennepin County for road realignment several years ago and I'm not sure the surveyor has correctly represented this... if it heips I've attached the survey provided to me which differs from the Hennepin County properly map.
