This is our busiest time of year and it was difficult to find the time to do research and make phone calls to try to determine if your design meets the requirements of the Uniform Building Code. Unfortunately, I was unable to find any information that would help me in the plan review. I understand you have constructed these buildings before and are comfortable with the design. But for the City to issue a building permit, I am required to determine if the building meets all the requirements of the building code. I attempted to verify structural components by assigning conservative dimensional lumber factors for allowable loading but there are just too many unknowns. For instance, the roof is required to support a 30 lb. snow load and a dead load, which is the roof structure itself and I have no way to know how much that is. Other unknowns are the allowable loading factors of the members and have they been graded? Knots in dimensional lumber are typically not a big problem because if you stack up 3-x10s, for instance, the knots will be in different locations. In a solid log, a bad knot could reduce the strength of the member to almost nothing. Other unknowns are the connections of the logs in the "truss". We have no way of determining if they are adequate. The bottom line is in order to assure the structure stabiliry of the building for you and future property owners, the City must require that the roof be designed by a licensed structural engineer.
