Good Morning.
Following up on our conversations from last week, below is information for building on the two properties referenced
above:
1929 Fagerness Point Road
LR-1C Zoning District
(Substandard lot in area and width)
Setbacks.
30'front and rear setback
7.7' side yard setbacks per City Code Section 78-350(c). (Depends on lot width,this can be verified with a survey).
Hardcover. Tier 1—25% Hardcover allowed
Structural Coverage. Up to 20%of the gross area of the lot is allowed to be covered with structures.
City sewer and water available. There will be the costs associated for a contractor to perform the sewer connection and
the sewer and water permit fees.

Hardcover. Tier 2—30% Hardcover allowed, if lot was conforming. Per City Code Section 78-72(c) substandard lots are
allowed a maximum of 25% hardcover.
Structural Coverage. Up to 20%of the gross area of the lot is allowed to be covered with structures.
City sewer and water available. We are still researching, but since this lot is vacant and was never developed, a City
Sewer Connection charge of$5,100 and a 2018 Metropolitan Council Sewer Availability Charge (SAC) of$2,485 would be
required to be paid prior to issuance of a building permit. There would also be the costs associated for a contractor to
perform the sewer connection and the sewer and water permit fees. We will continue to research to determine if the a
City Sewer Connection and Met Council SAC charges are required.
