Per our telephone conversation,the property addressed 2140 Sixth Avenue North (PID: 27-118-23-31-0026) located in
Orono is in the RR-16 Zonin� District. The property is also located in Tier 3 of the Stormwater Quality Overlay District
which allows 359�0 of the gross area of the lot to be covered in hardcover. Further lots under 2 acres in size are allowed
up to 20�0 of the gross area of their lot to be covered in structure. I don't think that the hardcover or structure coverage
will be an issue on a lot this size, but wanted to make you aware of all requirements for the property.
Attached is a partial copy of a survey on file from 1990. Setbacks for an accessory structure vary depending upon the
size of the structure. Attached is the City's information packet on Accessory Structures. According to Citv Code Section
78-1435, no detached garage or accessory building can be located nearer the front lot line than the principal
structure. Also attached is a copy of the City's Building Permit Application.
If a structure is proposed on the lot to the north, located in the City of Medina,you should contact the City of Medina
for their building permit requirements.
