Dear Paul:
You have asked me in your note of September 4, 1987 to
comment on the potential of increasing the density of the
Wolsfeld properties, totaling 3.94 to 4 acres of land not
excluding the road right-of-way. The properties now contain two
residences each located on an independent legally described
parcel. There is insufficienct area to create three total units
or develope one new building site.
The current RR-1B, rural residential zoning requires 2 acres
of dry contiguous land exclusive of road right-of-way, wetlands,
etc. within each new lot.
I hope this letter will help to respond to the questions
posed by your client.
