Re: Pearce Deck - 1485 Sixth Avenue North
Dear Mr. Boyer:
The City has received your after-the-fact application for a
building permit for the deck at the Pearce residence. In
reviewing the plans, we find the beams to be undersized. Please
redesign beams and/or posts to meet a 60 Ibs. per square foot
uniform Ioad as required by Uniform Building Code Table 23-A-4.
In your Ietter you expressed concern about being charged for
the permit. The house plans approved by this office did show an
out line on the site plan and portions of the deck did appear on
some elevations. It did not however show on the survey and no
structural plans were submitted. Because it was not shown on the
survey, the Zoning Department did not approve its Iocation, and
because no structural plans were submitted, the Building
Department did not approve it. If these items were provided �
'approved, a new plan review and permit would be required anyway
because the deck was changed. U.B.C. Section 303 (a) states
"approved plans and specifications shall not be changed, modified
or altered without authorizations from the Building Official".
You also stated that the deck was included in the estimated
construction value and I do agree with you on that point.
Therefore, a minimum permit and plan review fee wil I be charged
to cover issuance of a new permit and staff time involved. You
will not however be charged a double fee as is normal Iy done on
an af ter-the-f act permit.
Please submit a revised plan as soon as possible. If you
