The City has searclled all files associated with the space located at the rear lower level of tlle building, which you have indicated you are moving to, and is tulable to confirm former occupancy of any business. The City understands that a beauty shop has occupied that space in the past but because we are unable to confirni that, City staff is requiring that your business receive an Occupancy Permit prior to opening. City Code Section 78-642 states the following: All applications for a building per7nit in any B-1 retail snles ba�siness distf-ict shc�ll be reviewed by the cour��cil aricl rnay be referred to tl�e planning commission for review, (Code 1984, � 10.40(2)) This property is located within a B — 1 zone and a Change of Occupancy pennit qualifies as a building pertnit, therefore you are required to submit application for a Commercial Site Plan review. Your application must be heard before the Plaruzing Commission and City Council. I've attached the permit packet for your review. Some of the information may not apply to you so please read the packet thoroughly. The earliest potential date of Planning Commission review is February 22, 2005. The application deadline for that meeting is January 19, 2005. Following Planning Commission approval, the City Council must hear your application and give final action. Please be advised that the City will require the following infonnation with re�ards to your application for a Commercial Site Plan review: • Application fee of$600 • Survey and/or site plan of property � Parking Layout and total number of stalls • Existin�Uusinesses located within the entire building and their square footages so that a parking analysis can be completed • Any proposed signage, its location, as well as its dimensions • All existing simlage on the building and site • Scaled floor plan of proposed business • Indicate any proposed lighting • Plans of exterior building/fa�ade changes if�roposed The City posted a stop work order on or around DecemUer 28, 2004 so that you could be notified of the process required in order to occupy this space. The City informed Mr. Paul Overson that work inay continue within tlle space, so long as that work does not require any lcind of buildin�, mechanical, plumbing, etc. pennit from the City. Please be advised that this is done at your own risk pending fornzal approval from the City Council. It is recoininei7ded that the building owizer and business owner work together in preparing the necessary submittal materials. It is also recommended that both parties attend the Planning Commission and City Council meetings. You are required to set up a pre-application meeting prior to submittal of your application.
