The property in question is located in Orono's B-1 zoning district. The permitted uses can be found here. As you will see
a"sporting goods store"is listed as a permitted use and"offices"are listed as a conditional use. I'd like to know more
about the access changes you propose... Rather than have me speculate based on your email, I think it would be
beneficial to meet for a discussion about your intended use of the property to see if we can find something that fits.

Hello. My name is Christopher Gill. I am the owner of Reboot Sports. We are a sporting goods manufacturer
and importer, currently located in Plymouth MN.
I am looking for office/ storage space, and found myself taking a peek at the old bowling alley property.
3425 Shoreline Dr.
Orono, MN 55391
The space has all of the storage room I would need far years to come. The only problem is there is no a
overhead garage door. Currently there is a double door entry and a single door entry.
A garage door would allow us to use an electric fork lift. (in lieu of a loading dock)
Otherwise, shipments would need to be unloaded by hand.

The agent suggested I ask an Orono official. If you are not the proper person, could you point me in the proper
direction?
I guess I am asking if a garage door could be installed, or does the zoning prohibit that?
