Thank you for the updated landscape plan. Please have the updated landscape plan shown on the survey addressing my
comments below, including updated hardcover calculations.
According to Citv Code Section 78-1282(b)a stairway to the lake is altowed when certain conditions are met. Stairs,
steps, landings,etc.are hardcover and must be included in proposed calculations.

I wanted to follow up to our telephone conversation with an email.
This property received variances in 2016 for lot area, lot width, hardcover and structural coverage. A copy of the
approved resolution is attached.

The landscape plan submitted proposes hardcover changes, including hardcover within the 75' setback where no
hardcover is allowed. Please have the landscape plan updated to remove hardcover within the 75' setback.
The updated landscape plan should be shown on an updated survey showing the changes meet the allowed 3,179 sf of
hardcover. The survey should also reflect the new location and the proposed landscaping, including topography
changes. Please share the Hennepin County ROW relocation approval with us.
Since this property is located on a county road, please make sure a turnaround is proposed meeting the requirements
in Citv Ordinance 78-1681. Atso please note the driveway cannot exceed 20' in width. Reference Drawing 1 within City
Ordinance 78-1681.

Hello Christine,
The Shaw's have requested to change the driveway entrance on their new build. Can you let me know what I
need to do in order to change the entrance? I've submitted to the application to the county since it's on a
county road. I also spoke with them on the phone. They did not see any initial issues with the move and
expect it will pass after review.
I need a little direction on what you'd like to see. I'm also attaching a new landscape plan reflecting the
change.
