I've reviewed the subject grading plan and stamped it approved with comment.
1. Special care will need to be exercised in creating the drainage pattern on the sides of the property to ensure
that run off is not directed onto the neighboring properties.
2. Perimeter sediment control measures should be installed by the Contractor and inspected by the City prior to
any work, including demolition.Contractor must provide minimum 24 hour notice prior to inspection.
3. Separate utility permits will be required for the sewer and Water disconnection and connection.

We received a building permit application for a new single family home where one currently exists. The property
owners received the following variances:
Lot area and Lot Width
Hardcover
Lot Coverage
Items observed during my review:
• Need resolution signed
• Need demolition permit
• Landscape Plan:
o Doesn't match survey
o Sidewalk looks different
o Need clarification on patio location
o Need clarification on stone steps(lakeside of house)
o Steps to lake need to be part of the hardcover calculation. Since they already received a variance to be
over in hardcover they will need to remove stone steps or request an additional hardcover variance.
Please review and provide comments.

Please see the attached plans, which I believe is the version submitted with the permit application. The
engineering is included on the drawings. A letter form the engineer is also attached. If the plans differ from
your version, please let me know if I need to bring a printed set.
I will get the concrete plank engineering. This is not something that's been regularly requested in the past, but
not a problem.
I'll have the landscaper and the surveyor coordinate. There will be steps to the lake. This was an
oversight. We'll make it work within the allowed hardcover.

I'm sorry for the inconvenience. These documents your requesting were submitted on the original submittal.
When the second set of plans came after we submitted everything went haywire and you have half the
documents from that file. Typically things would run a lot smoother than this. I will be in touch shorty.

On March 7, 2017 we received an updated survey and hardcover calculations, thank you. The following items need to be
addressed:
1. Resolution. Please have the property owners come to City Hall Monday through Friday between 8 am and 4:30 pm
to sign the resolution. They don't need to arrive at the same time,but they will need to bring along a driver's license
so their signatures can be notarized by City staff.
2. Demolition Permit Application. City records indicate a demolition permit application has not been submitted. We
cannot issue the building permit without a demolition permit. Enclosed is a copy of the City's Demolition Permit
application. Please submit at your earliest convenience.
3. Building Plans. The building plans show a service door on the south side of the garage with a landing. The landing
is not shown on the survey, landscape plan or hardcover calculations,these plans must coordinate. Please submit
updated information.

On February 17, 2017 the City received a building permit application for a new single family home. Staff conducted a
preliminary review based on the information provided and recommends the following items be submitted or revised in order
for your application to be considered complete and for the plan review to continue:
1. Landscape Plan. A landscape plan dated 2/16/17 was submitted,but it does not match the survey. Please provide
clarification on:
a. Sidewalk. Location and shape differs.
b. Patio. Lakeside patio should be clearly defined on survey.
c. Stone steps. The stone steps shown lakeside of the home are not shown on the survey. They will need to
be included in the hardcover calculation.
d. Stone steps/stairs to the lake. The stone steps/stairs to the lake are hardcover and were not included in
the hardcover variance. The steps need to be removed from the landscape plan or request an additional
hardcover variance.
2. Certificate of Survey. Please provide two copies of an updated, full-size certificate of survey which address the
landscape comments above.
3. Resolution. Please have the property owners come to City Hall Monday through Friday between 8 am and 4:30 pm
