I Concur with your comment about the County ROW permit being needed 2. The proposed driveway and construction entrance need to be moved off of the water gate valve or the gate valve will have to be redone to make it surmountable. Excerpt from water as built below. 3. Separate utility permits will be required for the sewer and water disconnection and connections. 4. The grade around the building area appears to be being raised around 2 feet. Special care will need to be exercised in creating the drainage pattern on the sides of the property to ensure that run off is not directed onto the neighboring properties. 5. Perimeter sediment control measures should be installed by the Contractor and inspected by the City prior to any work, including demolition. Staff conducted a preliminary review based on the information provided and recommends the following items be submitted or revised in order for your application to be considered complete and for the plan review to continue: 1. Certificate of Survey. We have received a survey dated 10.19.2017 and we have following comments: a. Top of Foundation. The top of foundation elevation is NOT shown on the survey. Please have the surveyor call out the top of foundation elevation as well as show the point or spot where the top of foundation elevation is in reference to. Please note, we expect the location to be consistent when submitting the foundation as-built. - Highlighted on plan, denoted under notes. b. The survey notes a cellar door and the building plans do not indicate a cellar door. Please update your plans to match - Removed. c. Your survey calls out the highest existing elevation as 935.2. Please indicate on the proposed survey where this existing elevation is locating on the property and where it touches the foundation or footprint of the proposed house. - Found a higher elevation, shown on ptan now. d. Please include the Top of Wall and Bottom of Wall elevations on the retaining walL - Shown. e. Please provide 2 updated copies of the survey which meet all city standards. f. The city Engineer has not finished their review and more comments may be forth coming. 2. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showing all the proposed exterior/landscaping improvements, i.e. patios, grading, sidewalks, retaining walls, etc. The plan should include the name of the individual performing the work. Any proposed patios, grading, sidewalks, retaining walls shown on the landscape plan shoutd also be reflected on the survey. If your survey that was submitted includes all of the proposed landscaping please let us know if that is what you wish to use as your landscaping plan. - Is there anythin� else 1 need to show? 3. Minnehaha Creek Watershed District (MCWD). Your project may trigger the Minnehaha Creek Watershed District's (MCWDs) permitting requirements; please contact the MCWD directly at 952-471-0590 regarding your project. Please note, the City of Orono will not issue a building permit without a copy of the MCWD permit or documentation stating the proposed project does not trigger any of their permitting requirements. 4. Hennepin County Right of Way Permit: A permit from Hennepin County because of the new tocation of the driveway.
